The 3-Stage Renovation Process

A clear path to your dream home — with no surprises, just smart planning and expert delivery.

Stage 1 - Consult

Goal: Explore what’s possible, uncover potential issues, and assess whether your project is worth pursuing.

Every great renovation starts with a conversation — and the earlier the better. At this stage, it’s all about asking questions, exploring ideas, and checking if your project is feasible before spending too much.

We recommend connecting with a builder early (yes, even before the designer or architect). Why? Because builders have a more realistic handle on costs. A visit to your home may be helpful at this stage — and we’re happy to give feedback.

Once you’re ready, the next step is investing in a concept plan:

  • A scaled drawing showing your current layout and proposed changes
  • Includes basic material notes (like cladding, roofing, windows)
  • Covers key Auckland Council building rules
  • Useful for obtaining ballpark estimates from your choice of builder.

This gives you the confidence to move forward — or make changes early — before you commit to the full design and consenting process.

If you need a designer, we can connect you with an architectural designer we’ve worked closely with for years — someone we trust to produce creative, buildable designs with a high level of detail.

Goal: Finalise your design, select materials, and lock in a price with confidence.

This is where your concept becomes a complete plan. You’ll be putting in the hours during this stage, making choices and decisions. You will:

  • Finalise the layout – your architectural designer will walk you through every space so you can get a feel for life in your new home, making adjustments to develop the full potential of every area, and suggesting special features that might just take your breath away.
  • Choose finishes, products, and fixtures – complete a detailed specification document. We recommend involving an interior designer to help with these selections.  You’ll make confident decisions that can be the difference between a nicely finished home and “I’m never moving”.  This is also an essential document for accurate pricing and maintaining the timeline once construction starts.

Then come the working drawings — the full construction plans your builder and Auckland Council need. These are submitted for consent.

If you’re working with our recommended designer, you can trust their drawings will include the level of detail needed for a smooth consent and build process. If you’re using your own, we’re happy to provide feedback before final submission.

If Stage 1 went smoothly, you’ll have had building estimates and will be ready to select your main contractor and finalise the cost of the project. With all the design decisions made, it’s time to turn your attention to the legalities. 

You’ll now have time to review your construction contract. We strongly recommend legal advice here — there’s a lot to understand, and we want you to feel 100% clear.

 

Goal: Your effort will be rewarded – watch it all come together with the flow and focus only a professional and experienced team can deliver.

The building stage should feel calm and well-handled — not chaotic. By this point, big decisions have already been made.

Your main contractor is now responsible for:

  • Staying on schedule
  • Managing trades
  • Keeping to budget
  • Delivering a high-quality finish

We’ve built a unique 3-part project management system to support this:

  • A dedicated project manager keeps the timeline on track
  • A quantity surveyor tracks your budget and approvals
  • Our quality control program double-checks every detail — with photo records and inspections

If variations are allowed in your contract, you’ll still have the flexibility to make changes — but major redesigns mid-build aren’t recommended. You’ll save time, money, and stress by making those decisions in the planning stage.

If we’re working on an existing home, we may uncover structural issues. Most homeowners do have concerns around this — but we’re well-prepared to handle those, and will talk you through options if they arise.
